The actual items that are included in a furnished property will differ depending on the landlord and what type of property you’re renting. Leaving aside major costs such as carpets and cabinetry the following checklists should help you when shopping to furnish your properties
The kitchen is thought of as one of the main rooms in the house, constructing the kitchen necessities are essential to ensure your tenants can easily enjoy a meal in their new home/place to stay right away.
Set of pans
Cooking utensils e.g.: spatula/tongs/whisk/ ladle
Dishwasher & tablets
Garbage bins and bags
Washing up liquid, floor cleaning solution, glass cleaner, all-purpose cleaner
Before purchasing items to design and decorate, make sure to first invest in a quality bed frame, pillows, mattresses and linens.
Chest of drawers
You need to make sure the tenant has everything they need to feel comfortable in the bathroom. Depending on length of stay and expectations you may want to add toiletries
Bathroom necessities to consider purchasing include:
Shower curtain (If no glass screen)
Towels (small and large)
Hand Soap - For initial welcome
Toilet Paper - For initial welcome
Plunger, toilet brush, and other toilet cleaning essentials
Include toiletries such as toothpaste, shower gel, shampoo/conditioner (if Airbnb)
Your living room is typically where your tenants will spend a lot of time, so make it comfortable and cozy right away by investing in a high-quality sofa or couch.
Purchase also the following items:
Coffee table or side table
TV and TV stand (if not wall mounted)
Cable /NBN access
Aside from preparing the kitchen, bedroom, bathroom, and living room, ensure that you have included cleaning supplies to guarantee that your property is kept in a clean state. The laundry should already house a tub as well as a cupboard and small bench top.
Here are some additional items your tenants will need.
A clothes dryer or drying rack
Dustpan and brush
Laundry detergent and fabric softener
Locks (if appliable)/ Lockbox/Keys
Curtains or blinds throughout
